The painting contractor you are actually hiring

“The paint is the cheap part. What you are paying me for is everything that happens before the first coat goes on.”

Seven years in remodeling — four in pool work, three in home interiors — and Nelvin is still the one holding the brush. He started Multiservices Belloso so a homeowner could talk to the person doing the work instead of a salesman who shows up once and is never seen again.

Most of his customers came from another customer. There is no marketing behind that. It only keeps working if the cut lines are straight and the color still looks right two years later.

The crew is Nelvin and his brother — the same two people from the first day to the last. Roofing and electrical are the two things they do not take on; everything else inside the house is work Nelvin has done with his own hands.

Interior painting

One room, one wall, or every room in the house. The work that shows is the prep nobody sees.

Walls and ceilings

Holes filled, cracks re-taped, surfaces sanded and spot-primed so the repairs do not flash through the finish coat. Then two coats, cut in by hand at every edge.

Trim, doors and baseboards

Baseboards, casings, crown, interior doors and closet doors. Caulked where the trim meets the wall, sanded between coats, and finished in a sheen that holds up to being cleaned.

Kitchens and bathrooms

Rooms that live with steam and grease need the right product, not just the right color. Washed down first, primed where it matters, and finished in a paint rated for moisture.

One room at a time

You do not have to do the whole house. Plenty of our interior work is a single bedroom, a hallway that took a beating, or an accent wall someone regrets.

Empty and ready to move

The cheapest time to paint is before the furniture arrives. Between closing and move-in, or between tenants, we can get through a house fast because nothing has to be worked around.

Patch first, then paint

If the wall is damaged, painting over it just makes a smooth-looking problem. We do the drywall repair and the texture ourselves, then paint — one crew, one invoice.

Painting is one of five trades we run with our own crew. See everything we remodel, or go straight to kitchens, bathrooms or flooring.

Exterior painting

In Florida the paint is not fighting time. It is fighting the sun.

A west-facing wall in Manatee County takes more UV in a year than the same wall takes in three years up north, and if you are anywhere near the water it is getting salt on top of that. Exterior paint here does not slowly fade out. It chalks, then it lets go at the edges, then it lifts in sheets.

Which is why almost the entire job is preparation. The house gets washed down so there is no chalk, salt or mildew left for the new coat to sit on. Loose and peeling paint gets scraped back to something sound. Bare spots get primed — the whole point of primer is to give the paint something to grip. Every gap around windows, doors and trim gets caulked, because that is where water gets in and pushes paint off from behind.

Then it gets painted: two coats, sprayed and back-rolled where that gives a better bond, brushed and rolled where spraying would be the wrong answer. Fascia, soffits, garage doors, front doors, shutters and railings are part of an exterior job, not extras that appear on the invoice afterward.

When to do it. The best stretch for exterior work here runs roughly November through April. In the summer, afternoon storms and the humidity that comes with them can hit a wall before the coat has set, and paint that gets rained on too early never reaches the film strength it was supposed to. We will still paint in summer — we just work the weather, start early, and we will tell you straight if a wall should wait a day.

“The sun does not care how good the paint was. It cares how well it was stuck down.”

Stucco painting

Most houses around here are block and stucco. Stucco does not take paint the way siding does.

Stucco moves. It develops hairline cracks as the block behind it expands and contracts, and it is porous enough to pull moisture straight through. Roll a standard exterior paint over a cracked stucco wall and you get a wall that looks finished for one season, then shows every one of those cracks again — because the paint bridged them instead of filling them.

We repair the stucco before we paint it. Cracks get cut out and patched, the patch gets textured to match the wall around it, and the whole surface gets a masonry primer that actually bonds to it. Where a wall needs it, we use an elastomeric coating, which is thick enough to stretch over the hairline movement instead of splitting along it.

Nelvin does stucco work as a trade, not as a favor. Most painting companies sub the repair out to somebody else and paint over whatever they get back. Here it is the same crew both times, which is also why the texture actually matches.

Stucco, siding and block

  • Stucco and CBS block
  • Hardie board and fiber cement
  • Wood and vinyl siding
  • Concrete driveways, walkways and pool decks
  • Lanai and patio ceilings
  • Fascia, soffit and trim

Cabinet painting and refinishing

The cheapest way to get a different kitchen is to keep the one you have.

If the boxes are solid and the layout works, painting the cabinets changes the entire room for a fraction of what replacing them costs, and it takes days instead of weeks. Doors and drawer fronts come off and get numbered, hinges and hardware come off with them, and everything gets sprayed rather than brushed — a brushed cabinet door always ends up telling you it was brushed.

Cabinet work lives or dies on the prep. Kitchen cabinets carry years of cooking grease whether you can see it or not, so every surface gets degreased, then scuff-sanded, then primed with a bonding primer made for slick factory finishes. Skip any one of those and the paint peels off the first time somebody catches a door with a fingernail.

We do kitchen cabinets, bathroom vanities, built-ins and laundry cabinetry, in solid colors or a two-tone with a different island. Most kitchens run three to five days, and you keep the use of your sink and appliances the whole time.

Painting them or replacing them

Paint if the boxes are sound and you like where everything sits. Replace if the boxes are swollen from water, the layout fights you every day, or you want to change the footprint. We will tell you which one you are looking at — including when the honest answer is that painting them is not worth it.

Residential and commercial painting

Same standard of work. Different schedule.

On the residential side it is houses, condos, townhomes and villas — people living in them, people about to move into them, and landlords turning a unit around between tenants. We work room by room so a family is never locked out of their own house, and we put furniture back where it was.

On the commercial side it is offices, storefronts, restaurants, medical suites, warehouses and apartment communities. The difference there is almost never the painting. It is that you cannot have a crew in the middle of your floor at eleven in the morning. We work evenings, weekends and phased sections so your doors stay open, and we hit the date because somebody downstream is counting on it.

Property managers and general contractors, we are used to working to a written scope and a fixed schedule, and to being reachable on the one day it matters.

Who we work for

  • Homeowners and snowbirds
  • Condo and villa owners
  • Landlords and rental turnovers
  • Property management companies
  • General contractors and remodelers
  • Realtors prepping a listing

Drywall repair and painting, one crew

This is the part most painting companies hand off to somebody else.

Walls in Florida houses are rarely just waiting for color. There is a crack over the doorway that opens a little wider every year, a patch where a TV mount pulled out, a corner of ceiling that went soft after a storm, or a texture that stops dead where somebody repaired it badly in 2019.

A painting crew that does not do drywall will fill those, sand them flat and paint over them. Then the light comes across the wall in the afternoon and every one of those flat spots shows as a halo, because the texture around them was never matched. The paint is fine. The wall is not.

We repair the drywall, spray the texture back to match, prime it, then paint. One crew, one price, and nobody gets to blame the other trade for how it came out.

Done before the paint

  • Holes, cracks and popped corner bead
  • Water-damaged walls and ceilings
  • Knockdown, orange peel and smooth texture matched
  • Popcorn ceilings scraped and refinished
  • Caulking at trim, corners and seams
  • Spot priming so repairs do not flash

What a paint job costs

Anybody who gives you a number over the phone has not seen your walls. Here is what actually moves the price, so you know what we are measuring when we come out.

  • Square footage, and how much of it is wall. A house with high ceilings and open space has far more paintable surface than its floor plan suggests. Two-story exteriors also need staging, which costs time before anyone paints.
  • What condition the surface is in. This is the biggest single factor and the one nobody expects. A sound wall that just needs a fresh color is fast. Peeling exterior paint, cracked stucco or damaged drywall means the prep is the job and the painting is the easy part at the end.
  • How many colors, and how big the change is. Going lighter over a dark red wall can need an extra coat. So can a deep, heavily pigmented color over white. One color throughout is quicker than a different color in every room.
  • Trim, doors and ceilings. Cutting in trim and doors is slow, careful hand work. A quote for walls only and a quote for walls, ceilings, trim and doors are different jobs, so make sure you are comparing the same thing.
  • The paint itself. There is a real gap between a builder-grade exterior paint and a premium one, in how many years you get before you are doing this again. We will show you both and let you decide — we do not decide it for you and quietly use the cheap one.
  • Cabinets are priced by the door. Cabinet work is counted in doors and drawer fronts, not square feet, because almost all the labor is in removing, prepping and spraying each piece.

The estimate is free and the price is in writing before anything starts. If we get into it and find something that changes the scope — rot behind the fascia, stucco that is worse than it looked from the driveway — you hear about it that day, not at the end.

Step 1

Tell us what you want painted

Call, text or send photos from your phone. Rooms, a whole interior, the outside of the house, the kitchen cabinets — whatever you are thinking about.

Step 2

We come measure

Free, on your schedule. We walk it, check the condition of the surfaces, and point out anything that needs repair before paint rather than finding it later.

Step 3

Price and colors in writing

Scope, product and cost before anyone starts. Take your time with the colors — we will bring samples out and put them on your wall so you see them in your own light.

Step 4

We paint and clean up

Floors and furniture covered, edges taped, everything put back where it was. We walk the job with you at the end and fix anything you point at.

Where we work

We are based in Bradenton and most of our painting stays within about an hour of it. A lot of these neighborhoods went up in the eighties and nineties and are on their second or third repaint, and after three storms in one season there are streets here where half the fascia still has not been touched.

Questions people ask us

The ones that come up on nearly every estimate.

What does it cost to paint a house in Florida?

We do not publish a price, and you should be careful with anyone who does. The same square footage can be two very different jobs depending on what shape the surfaces are in, how high the ceilings are, whether trim and doors are included, and which paint goes on.

What we will do is come measure it for free and put a real number in writing. If you are collecting quotes, make sure every one of them covers the same scope — walls only versus walls, ceilings, trim and doors is where most of the difference between two estimates actually hides.

What is the best month to paint a house in Florida?

For exterior work, roughly November through April. Lower humidity and far fewer afternoon storms mean the coat gets the time it needs to cure properly, and paint that gets rained on before it sets never reaches full strength.

We paint outside in summer too — we just start early, watch the radar, and stop before the afternoon builds. If a wall should wait until tomorrow, we will say so rather than push through and hand you a finish that fails early. Interior painting runs year round and the season makes no difference.

Do painters need a license in Florida?

No. Florida does not issue a state painting license, and under Florida Statute 489.117(4)(a) local governments are specifically barred from requiring one for painting and other finish trades.

A lot of companies still advertise “licensed and insured” because it sounds reassuring, and the first half of it means very little here. What is worth asking instead is what the prep actually includes, which paint goes on, and who will be holding the brush. Get all three in writing — that is where two quotes on the same house stop being comparable.

How many coats do you put on?

Two, as standard, over a properly primed surface. Anyone quoting one coat is quoting a job that will look thin within a year, especially on an exterior.

Some situations need a third — going light over a dark color, a deep saturated color over white, or bare stucco that drinks the first coat. We tell you that at the estimate, not after we have started.

Do you repair the walls before you paint?

Yes, and we do it ourselves. Drywall repair, texture matching, stucco crack repair and caulking are all part of the prep, not a separate contractor you have to line up first.

That matters more than it sounds. A patch that gets sanded flat on a textured wall will show through the paint from across the room no matter how good the paint is. We spray the texture back to match before anything gets primed.

Can you paint my kitchen cabinets instead of replacing them?

If the boxes are solid and the layout works, almost always yes — and it costs a fraction of new cabinets. Doors come off and get sprayed, everything gets degreased, scuff-sanded and primed with a bonding primer so it does not chip off later.

Where we will tell you not to bother: boxes swollen from a leak, or a kitchen where you already know the layout is the real problem. Paint will not fix either one.

How long does it take?

A single room is usually one day. A full interior runs three to six days depending on size and how much trim is involved. An exterior is normally three to five days, with the wash and the prep taking more of that than the painting does. Kitchen cabinets are three to five days.

You get a real timeline at the estimate. If weather or rot pushes it, you hear about it the day we find out.

Do I have to move my furniture?

No. We move it to the center of the room and cover it, take down switch plates and outlet covers, cover the floors, and put everything back where it was when we are done.

If you would rather move the small and breakable things yourself, that is usually a good idea — not because we will break them, but because nobody handles your things as carefully as you do.

How do I know you are not putting cheap paint on my house?

Because the exact product line is written on the estimate before you agree to anything, and you are free to look it up. There is a real gap between a builder-grade exterior paint and a premium one. It does not show in the first week — it shows in how many years you get before you are doing this again.

We price both, explain what each one buys you, and you pick. What we will not do is quote the good one and quietly roll on the cheap one.

Do you do pressure washing before exterior painting?

Yes, and on an exterior it is not optional. Florida walls carry chalk, salt and mildew whether you can see them or not, and paint applied over any of that is stuck to the dirt rather than the wall. Washing is included in every exterior quote we give.

Do you speak Spanish?

Yes. Hablamos español. Call, text or send photos in either language and you will get an answer in the same one.
